Our Money Manager Service

We can help you:

- Contact suitable applicants that have registered with us.

- Assess the suitability of the Tenants for your property & carry out viewings.

- Carry out thorough Elite Referencing to verify Tenant Affordability & Suitability.

- Collect Holding Deposit and Security Deposit and register with the TDS.

+ Collect Rent each month from your Tenants & Pay you promptly.

Inventory Charges

Inventory charges can vary depending on the size of your property.

From £90.00 (No VAT) for an initial detailed inventory

Our inventory clerk will attend your property and take a detailed inventory of it's condition, including photographs where appropriate. This is an important part of renting a property - without it, it could be difficult to make a claims against a tenants deposit.

£90.00 for an accompanied Check-In

Our inventory clerk will attend your property with the Tenants, go through the Inventory with them and note and agree any comments, and they will witness your Tenants signature and approval of the Inventory of condition.

£90.00 for a Check-Out Report

Our inventory clerk will attend your property and take a detailed inventory of it's condition, comparing this against the original Inventory and Check-In reports to recommend any remedial actions or repairs required beyond normal wear and tear. This is an important process, especially if you are looking to make a claim against the tenants deposit.

Non-UK Residents Accounting to HMRC

£45 (No VAT) per quarter

Court Attendance

£250 (No VAT) per day

Landlord Withdrawal Fee (Before tenancy)

Key Cutting

£10 (No VAT) plus cost price of keys

Serving of Statutory Notices

to recover possession

£90 (No VAT) per Section 21 Notice

£180 (No VAT) for arranging the service of Legal Notice under Section 8.

Notice regarding VAT charges

Please note that Griffith Nobes Lettings and Management Ltd is not currently registered for VAT, meaning that we are not required to charge VAT on our services provided in-house.

Some of our trusted suppliers (for example of EICR's, EPC's, Gas Safety Checks  or Inventories etc.) are registered for VAT, so their services that we arrange on your behalf may be subject to VAT at the prevailing rate.
