Tenant Find

Every successful tenancy starts with great Tenants.

We understand the importance of matching your property with the most suitable Tenants.

​

At a time where there are more tenants than there are properties available, we take the time to get to know our applicants and make sure they can satisfy our strict referencing criteria before showing them around your home. 

​

Any formal applications made to rent your property, we gather all of the required information to present to you to help you make an informed decision.

We support you and our Tenants every step of the way.

Tenancy Setup

Elite Referencing. Compliant Tenancy.

All applicants undergo our Elite referencing process, where we verify their ID and their Right to Rent.

​

We utilise the latest technology, including Open Banking, to verify the applicants income and we obtain references from their employer and any previous landlords/letting agents where applicable. We also check their affordability and verify any other relevant information.

​

When we have completed the referencing process, we present the referencing recommendation to you for your approval before setting up a compliant Assured Shorthand Tenancy Agreement.

For a limited time only, this is included free of charge with our Tenant Find, Money Manager, Fully Managed and Fully Managed Secure services.

Money Manager

Deposit Protection. Rent Collection.

For all Tenancies we setup, we handle the collection of the Holding Deposit, and if you have approved the Tenancy, we collect the initial payment of rent and the Security Deposit too.​

​

When the Tenancy Agreement is signed and executed, we take care of registering the deposit with a compliant Tenancy Deposit scheme, such as the TDS.

​

In addition, with our Money Manager or higher service levels, we handle the collection of the Rent from the Tenant each period, and when it is received, we ensure it is paid out to you promptly.

Management

Ongoing Compliance & Management

With our Fully Managed and Fully Managed Secure services, we take care of ensuring your property remains compliant with valid Landlord Gas Safety Certificates, Electrical Installation Condition Reports and various other safety checks and inspections as required.

​

We regularly inspect your property to ensure it is being maintained and looked after; and if we identify any points that require your attention, we will contact you seek your approval to arrange the required maintenance.

With our Fully Managed service, We take care of your property and your tenants, reporting to you regularly if there are any concerns.

Added Protection

For when things don't go to plan...

Exclusively for Landlords that take advantage of our Fully Managed Secure service, subject to eligibility we include Rent & Legal protection insurance as standard!

Covers the cost of regaining possession of your property if circumstances require it.

​

Covers payment of rent arrears until vacant possession is obtained or up to 12 months where the tenant submits a valid defence to the eviction

​

Covers up to £75,000 per claim, with no excess to pay.

​

Legal assistance in the event your property is damaged.

Access to a telephone helpline providing Legal Advice, Tax Advice and even Counselling for our Landlords if and when they need it!
